We  now offer landlords and letting agents an additional inventory taking service to help take the strain out of renting property.

The introduction of mandatory tenancy deposit schemes mean it is vital to carry out a detailed inspection of the fabric and contents of a property at both the beginning and end of a tenancy, to minimise later arguments about damage or missing/broken equipment.

Tenants often complain that their deposit is being unreasonably withheld. We offer an impartial service which will list major defects at the start, and lodge those details on a national database-complete with photographs.
Without this documentation dispute resolution becomes difficult.

Our Association of Professional Inventory Providers (APIP) qualified assessor will carry out the inspection, and if required will also visit the property with the new tenant to check all the details with them, and ask them to sign the inventory as a  true statement of its condition at the time.
We will also visit the property at the end of the tenancy to carry out a further check on it’s condition. Because we are impartial, our report is likely to have more weight if matters end up being referred for adjudication or to the County Court.
